LAND & LOT ASSESSMENTS

ENSURE THE LAND THAT YOU’RE LOOKING AT IS FIT FOR YOUR CUSTOM HOME BUILD

Consider us experts in land, lot, and property evaluations. It’s our duty to ensure the land or lot that you are considering is, in fact, capable of fostering the home that you really want and need. Many times, the land you’ve had your eye on looks perfect. It has a great view and the location couldn’t be any more convenient. However, it takes an expert evaluation to truly know if your land is the right fit for your needs; eliminate the guesswork.

Proper Zoning

Ensure the lot you’re looking at is zoned or capable of being zoned for your new residential, dream home build out. There’s some critical items to consider here & depending on the current status, paperwork with the corresponding municipality can take time.

Grading Evaluation

How much excavation or grading is needed to build a pad for your foundation or required so you can even start your build? Grading & excavation is a huge component to your build out & depending on the scope of work, the dollars can add up rather quickly.

Septic or Sewer?

Presuming you are able to build, are you going to have to install your own septic system or will you be able to tie into existing sewer infrastructure? This component alone can get expensive pretty fast. Let the pros help you determine your options for septic or sewer.

Electrical & Plumbing

Electrical & plumbing infrastructure is another line item on the overall tab, which can add up fast. It’s important to get a good understanding of how you’re going to get power & water service to your new home, what is required to make this happen & how much this is going to cost.

Environmental Concerns?

Are there any specific environmental permits required to build on this land? If so, what is required & how do we go about getting them or filing for them? While we can build on nearly any land, lot or property, there are certainly instances where we have to jump through several hoops to address existing environmental components.

SQFT Potential

Depending on the size, type, floor plan & overall size of the custom home you’re wanting to build, it’s important to determine what you can actually fit on the lot. Presuming you can fit the size that you’re ultimately wanting, does the lot have enough space & are you able to put the other items in as well? (e.g. pool, guest house, additional garage, etc.)
